Monthly Financial Management to include (but not limited to):
  • Banking services & fee collections (deposits/reconciliation, etc.)
  • Accounts payable/receivable
  • Monthly & annual financial statements
  • Management of vendor contracts & services
  • Assistance with gathering bids and screening contractors
  • Project Management services for major projects and improvements
  • Enforcement of all the CC&Rs and governing documents
  • Free detailed review and recommendations of CC&Rs and other governing documents
  • Management attendance of HOA Board meetings
  • Audit and reporting of all current vendor contracts, financial statements, tax liabilities, insurance, savings and investments
  • Access to Horizon’s exclusive vendor list (discounted rates & screening of contractors)
  • Free mailing of HOA fine violations and one additional free mailing per year
  • Discounted tax and audit services provided by outside accounting firm
Maintenance Services
  • In addition to the management fee, Horizon can provide employees along with a detailed on-site management plan for employees that will be working at your community.
  • No extra fee! The HOA will pay exactly what the employee costs the community. We do not mark up our staffing cost.
  • Job description provided to on-site staff (HOA Board will make the final determination of job descriptions). Supervision of all on-site employees.
  • An interior and exterior building inspection which will include: a detailed list of items along with photos that need attention, plus a recommended priority list of these items along with a timeline for completion.
  • Routine inspections of grounds, buildings, and common areas to ensure that expectations and quality of work meets HOA goals.
  • Establishment of an operations manual for the community during the first year which will include: on-site employee responsibilities, procedures, equipment inventory list, preventive maintenance plan, community emergency preparation plan, and a map indicating all utility shut-off locations.
On-call services
  • Discounted 24-hour emergency maintenance services which will be at 1 times the hourly rate of the employee.
  • Specialized training of on-site staff in all repairs relative to the community including pools, spa, heating and air conditioning.
  • Any other responsibilities as required by the HOA.
